What exactly do we provide for our clients?

Custom lending terms including:

Bridge/Transitional/Fix & Flip – Single family residence (“SFR”), purchase, renovate, rent/sell non-owner occupied homes, 12-24 months.

Ground Up – Construction loans for new build 1-4 unit homes, with terms from 12-24 months.

Single Property Rentals – Purchase and refinance non-owner occupied rental properties Term Financing (“DSCR” and “Non-DSCR” mortgages); 1-4 units, 30 year term.

Multifamily Bridge/Transitional lending against multi‑family –  Purchase, renovate and stabilize multi-family or mixed use of 5+ units; 12 to 24 months.
Rental Portfolios – Blanket loans for professional investors purchasing or refinancing multiple SFR properties going through a transitional (“value add”) improvements; to 5, 7 and 10-year terms.

We specialize in providing business-purpose mortgage loans for non-owner-occupied investment properties. We offer fix/flip bridge loans and long-term rental financing. A fully funded lending partner that can close consistently. The role of the Residential Bridge Loan Originator will learn all aspects of our business and culture and use that knowledge to provide our customers the best loan products and financial services to meet their individual needs. We are seeking sales driven individuals capable of handling multiple accounts while treating each customer as if they are our only customer. Live leads will be provided every day that will require great follow-up skills. The right candidate will promote and provide business development, origination of loans, relationship management with customers and clients.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:

  • Identify and maintain relationships with loan investors and senior lenders for multifamily bridge/mezzanine loans.
  • Market the company’s products and services accurately and effectively to potential business sources.
  • Collaborate with loan originators, underwriters, legal, and accounting departments to structure marketable loan products.
  • Assess and offer input into the marketability of loan positions throughout the loan origination and credit process.
  • Prepare presentation and sales materials.
  • Keep abreast of industry trends and opportunities and inform colleagues and senior management.
  • Source business via in-person meetings with realtors, financial planners, and other partners.
  • Develop clientele base via seminars, presentations, and open houses.
  • Give group presentations to introduce new products and services.
  • Develop sales leads for mortgages in builder communities.
  • Review new leads daily and contact them to earn their business.
  • Daily pipeline management (loan application to funding process) to ensure that the loan process goes smoothly for all parties involved. 
  • Ability to work long hours when necessary.

QUALIFICATIONS:

  • Minimum 2+ years of successful of client origination with real estate investors and developers.
  • MLO not required.
  • Experience in bridge, fix and flip, and ground up construction.
  • High character.
  • Great communication and written skills.
  • Highly detail oriented with an ability to review data, catch, and remedy data integrity issues.
  • Great listening, follow-up and follow through skills.
  • High achievers that are motivated by goals.
  • Self-starter able to generate consistent originations from volume of client conversations and providing innovative solutions that traditional banks don’t offer.
  • Bachelor’s degree preferred. Strong analytical skills and thrives in a data rich environment, skilled in Excel.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:

  • Providing real estate investors with a very market competitive suite of products (including when applicable, equity and mezzanine financing) while establishing long term relationships and doing so, helping them grow their business. You will be responsible for understanding your client’s needs (real estate developers and investors and accurately educating them on our Company and products, both debt and equity).
  • Regarding the sourcing of business, in some instances you will be provided with high quality leads.
  • You will also develop clients through both inbound and outbound prospecting, taking loan applications, negotiating terms, and stewarding clients through the financing process.
  • You will quickly become part of the client/investor’s team, helping them flip houses, buy rental properties, and build new construction as well as cross collateralized term and LOC’s.
  • Your efforts will be supplemented by ample training, resources, and mentoring to keep you updated and apprised of the ever-evolving the real estate investment market so you can better serve your clients’ needs.
  • Quickly solve sales process pain points in the moment, while developing long-term solutions.

  • Ability to connect with brokers in the bridge real estate lending space.
  • Tracking contacts in the company’s CRM (Customer Relationship Management).

  • Maintaining sales contact, pipeline, and other pertinent sales activity reports.
  • Skilled on all things single family investment property related, from large single family rental portfolio’s, to build for rent developments, to fix and flip projects, ground-up construction, transitional small balance commercial multifamily and mixed use.
  • Adds value by working directly with brokers and loan officers on marketing programs.
  • Stay abreast of underwriting guidelines and program changes.
  • Use pre-underwriting/pre-qualifying loan files.
